This case study explores the renovation of a traditional stone cottage on the coast, where long-term durability, breathability and material compatibility were central to every decision. For exposed properties, particularly those facing wind-driven rain, salt-laden air and seasonal moisture, choosing the right finish is just as important as repairing the underlying fabric. In this project, Beeck mineral paints were selected as part of a breathable paint system designed to protect the building while respecting its historic character.

I first met Huw in our Cardigan showroom in early May when he and his wife popped in to explore options for a red exterior paint for their property.

Red exterior paint has become something of a taboo over the years. While it often looks striking when first applied, many conventional paint brands can struggle to maintain bold red pigments over time. Fading, chalking, and premature failure are all too common, leaving customers disappointed when their once-vibrant finish quickly loses its impact.

Huw and his wife already had a clear vision for the colour they wanted, having previously used a bold cherry red from another paint brand. Unfortunately, while the initial finish had looked fantastic, it hadn’t stood the test of time and had failed much sooner than expected.

After discussing the project in detail, it became clear they needed a high-performance silicate mineral paint system suitable for their stone building — something breathable, durable, and capable of retaining strong colour for years to come.

Together, we explored the available options and ultimately narrowed it down to Beeck Beeck Mineral Paints.

Beeck paints are renowned for their exceptional colour permanence because they use pure, UV-resistant mineral pigments combined with a natural chemical process known as silicification. Unlike conventional masonry paints, which sit on the surface as a plastic-like film and are prone to peeling or fading, Beeck’s potassium silicate binder chemically reacts with the mineral substrate, becoming a permanent part of the stone or brick itself.

The result is a finish that is breathable, incredibly durable, and highly resistant to fading — even in bold shades like red.

After much consideration of the Beeck Fan Desk here in our showroom, Huw and his wife decided to take home a 1-litre sample of shade C-132 to test on the surface.

They didn’t have to wait long to decide.

That very same afternoon, after seeing the colour come to life on their property, they called back to order two larger tins to complete the project.

Project Overview

The property is a stone-built coastal cottage requiring careful renovation to improve weather resistance without sealing moisture into the walls. Like many older buildings in exposed locations, it had to cope with a demanding combination of sea air, fluctuating temperatures and the ongoing movement of moisture through solid wall construction. The aim was to achieve a robust external finish with a clean mineral appearance, while ensuring the masonry could continue to function as intended.

Why Coastal Properties Need a Different Approach

Buildings close to the sea are subject to some of the harshest conditions a wall finish can face. Salt exposure, strong winds, repeated wetting and drying cycles, and high levels of UV all place stress on masonry coatings. On older stone cottages, conventional film-forming paints can become a problem over time because they tend to sit on the surface, trap moisture and eventually blister, crack or peel. For a renovation to last well, the finish needs to be both resilient and vapour open, allowing the wall to dry naturally after periods of wet weather.

Preparation and Application

As with any successful renovation, the performance of the final finish depended heavily on the condition of the background. Areas of defective material were repaired using compatible breathable products, ensuring the masonry remained open and coherent before decoration began. Once the surface was suitably prepared, the Beeck coating system could be applied to create a consistent protective finish across the cottage exterior. On projects such as this, preparation is not simply cosmetic; it is what allows a mineral paint to perform properly for the long term.

The Result

The finished cottage now has a crisp, natural-looking exterior that sits comfortably with the character of the original stone building while offering a much more dependable level of protection. Importantly, the coating does not compromise the wall’s ability to breathe. For an exposed coastal property, that balance is essential. The result is a finish designed to withstand weathering, maintain its appearance and contribute to the long-term health of the building fabric rather than simply covering it up.
